United Signature delivered a striking exterior envelope for this new four-unit townhome development perched on Seattle’s Beacon Hill. The architecture relies on bold, uninterrupted vertical lines, so we installed a rainscreen system combining matte charcoal fiber-cement planks with slate-blue standing-seam metal panels. The contrasting hues break up the massing while adding depth that shifts with the Northwest light.
Every elevation is wrapped in a robust weather-resistive barrier, then detailed with black anodized metal trim for crisp shadow lines and long-term durability. Low-slope TPO roofing integrates internal scuppers and downspouts to keep the façades clean, and prefabricated aluminum parapet caps stop wind-driven rain at critical joints. Oversized, thermally broken windows flood each unit with natural light, and the rooftop decks capture panoramic views of Downtown, Rainier, and the Cascades.
Drought-tolerant plantings and permeable pavers thread between the buildings, softening the modern geometry while meeting Seattle’s stringent storm-water requirements.
